Tino Moral

Tino is the Chief Operating Officer and Head of Asset & Fund Management at GCP. With over ten years of institutional real estate and fund management experience, Tino brings a proven track record of optimizing NOI, executing disciplined portfolio strategies, and delivering transparent reporting and timely distributions that enhance investor returns.

As GCP’s COO and Head of Asset & Fund Management, Tino architects the systems that turn acquisitions into outperforming portfolios. He designs and tracks the business plan for every asset, monitors NOI drivers such as occupancy, OpEx, and rent growth, and coordinates monthly reporting from property-management teams. Tino also leads quarterly investor communications, administers waterfalls and promote tracking, and oversees lender compliance, ensuring each investment meets its DSCR covenants while distributions go out on schedule. His mandate is simple: convert operational data into strategic action so that GCP’s assets consistently beat pro-forma and keep capital recycling efficiently.

Tino brings more than a decade of institutional real estate and fund management experience. Most recently, as a Senior Associate at a global real-estate manager with $80 billion AUM, he led liquidity forecasting, performance analysis, and fund modeling across Core, Core Plus, and Opportunistic strategies. He improved the platform’s credit rating, lowering its future cost of debt, helped issue and restructure more than $2 billion of credit facilities and private-placement notes, and supported investment committees with detailed DCF models and JV waterfall analyses. Earlier roles at Centennial Real Estate, Baker Tilly, and Ryan LLC saw him drive multimillion-dollar NOI gains through redevelopment, win over $15 million in tax incentives, and guide high-profile developments from concept to completion.

Tino holds an M.B.A. with concentrations in Real Estate and Finance and a B.S. in Economics with Financial Applications, both from Southern Methodist University’s Cox School of Business, an academic foundation that deepens his command of asset valuation, capital-markets strategy, and portfolio optimization.

 

Fluent in Spanish and English, Tino pairs multicultural communication skills with a passion for building tech-enabled reporting frameworks that give investors total transparency. He is proficient in ARGUS, Yardi Forecast Manager, and CoStar, and he enjoys exploring data-driven advances in prop-tech and fund administration.
